Lease Negotiations
A lease is an agreement between a lessee or tenant and a lessor or landlord to rent an area of land for a specified period subject to stipulated conditions. Lease arrangements vary widely. Both parties can get the best arrangements by negotiating until they arrive at a satisfactory agreement. A written contract outlining each party’s responsibilities lessens the chance and costs of a dispute.
 
Capital Improvements

IRRIGATION PROJECTS

Periodically, the Ranches require improvements ranging from subsurface drainage (tile) systems, irrigation, bank stabilization, etc.

Castroville Seawater Intrusion Project
The Monterey County Water Recycling Project (aka: Castroville Seawater Intrusion Project). Tile Systems are needed to allow for the flushing of soils irrigated with water high in sodium, nitrates or other chemicals. Drip irrigation allows grows to reduce contact between vegetables and such chemicals.

Salinas Valley Water Project

The Salinas Valley Water Project (SVWP) is Monterey County's plan to:

  1. Stop seawater intrusion, avert a maximum flood event at Nacimiento Dam, and recharge the Salinas River Basin, and
  2. Basin property owners are assessed by benefits, ranging from $4.00 to $24.00 per irrigated acre, and
  3. Keep water management in local hands, fund it equitably, and ensure future water supplies.
 
Land Use Analysis
The Cooper Land Company has retained Aaron P. Johnson to develop legal entitlements and mapping for the following uses:
 
LANDOWNER HOUSING
 

Existing legal lots of record are important assets for many property owners throughout the County. Rendering them non-conforming and undevelopable

penalizes owners who have not developed their property, and is a major attack on legally vested property rights. The C plan counts legal lots of record in order to meet the housing needs of the County, but its policies render a significant number of those parcels useless.

 
FARMWORKER HOUSING
The Cooper Land Company is utilizing the resources and guidelines set forth by the USDA Green Building Program. According to the USDA “Green buildings (sometimes referred to as "sustainable building") are buildings that meet present needs without compromising t he ability of future generations to meet their needs. They use environmental resources wisely, reduce the depletion or degradation of non-renewable resources, and encourage beneficial innovations, like recycling and pollution reduction.
 
COMMERCIAL/OFFICE  FACILITIES

Specifically, Green buildings:
conserve energy and water;
use resource-efficient materials;
have good indoor air quality; and are integrated to the site and region.

 

The value expected in individual projects includes not only appropriate levels of performance at the best price, but also avoidance of future private and public costs from toxic by-products, pollution and greenhouse gas emissions, excessive energy and water consumption, and unnecessary waste in manufacturing, transporting, using, and maintaining building systems and components.

Transportation Easements
A planned Class I bike path adjacent to SR 183 and a Class III bike route adjacent to Nashua Road will provide connection to all areas south of Blackie Road. One particularly important bikeway project is the Castroville Boulevard connection into Castroville across the railroad. This project will provide connection between the community, the proposed rail station, the regional high school, MST (Line 28) and all points south and west. Post-dating both plans referenced above, the Community of Castroville is developing a growth plan that will greatly enhance cycling accessibility in this vicinity

Conservation Easements
Agricultural easements allow landowners to sell the development rights on their farms to government or nonprofit organizations in exchange for agreeing to keep the land permanently available for agriculture.
